The Eclipse at Potomac Yard in, Arlington, Virginia is a 465-unit mixed-use high-rise condominium anchored by Harris Teeter occupying 50,000 square feet and also includes 30,000 square feet of additional retail space in the shadows of Reagan National Airport. Although this project was not completed under the Merion flag, its principles were instrumental in the acquisition, development, marketing and financing of the project.

In an otherwise challenged real-estate environment, this project created in 2002, and built in 2005 & 2006, was able to withstand profound market issues to achieve strong financial returns. The project is sold out and has generated significant profitability for the developer.
